Tori's Tips

BACK ON MARKET!

“Back on market!” Yep, you have seen it. The back on
market phrase that’s usually followed by something
like “no fault of the seller or property.” Why does this
seem to be happening more frequently in 2026?

  1. Interest rates – some buyers who haven’t
been actively looking got sticker shock this
spring and summer when mortgage interest
rates hit a 12-month high. Make sure the
buyer provides you with a recent preapproval
letter, preferably from a local lender!
  2. Condition of the home – 2026 buyers are
looking for homes in top condition. When home
    inspections reveal necessary repairs that
weren’t visible (or known) prior to making an
offer, a buyer’s excitement can fade. If sellers
are not immediately willing to negotiate repair
items, the transaction can become emotional,
often resulting in a buyer’s termination.
  3. Buyer’s home didn’t sell, or the sale fell
through – Buying before selling can be
expensive and risky. If the home doesn’t sell,
the buyer might terminate their purchase.
  4. More homes for sale, simply put, supply and
demand – In many Triad areas right now, there
are more homes for sale, and fewer buyers.
This can cause buyers to rethink their
purchase, even after contracts are signed.
  5. Cold feet – Consumer confidence is trending
downward. Many speculate that is due to the
ongoing Iran conflict, and continuing inflation
    concerns.

SELLERS BEST HEDGE AGAINST A TERMINATION:

  • Prepare your home, make all necessary minor
repairs, and disclose any other concerns.
    Plus, offer supporting documents.
  • Price your home accurately to reflect the
current market value, and don’t use the Zillow
    “make me move” suggestion.
  • Acknowledge repair requests, and be
prepared to respond quickly. Does this mean
agree to all requests? No, but do your own
due diligence, and communicate as soon as
    possible.
  • Recognize that this is can be an emotional
process, not just a financial one. Sometimes
feelings matter just as much as dollar signs!
