WHAT YOU NEED TO KNOW ABOUT YOUR ROOF BEFORE YOU PUT MONEY ON THE LINE

CAN A BUYER FOR MY HOUSE GET INSURANCE IF THE ROOF IS 15 YEARS OLD?

Maybe, but the opportunities to shop insurance carriers will be limited.

Since the hail storm of June 2023, insuring roofs has been a hot topic in NC. In fact, some carriers will NOT write a new policy for a home with a roof older than 15 years, or even 10 years in some cases, NO MATTER THE CONDITION.

I POSED THE QUESTION TO 4 INSURANCE REPRESENTATIVES, AND HERE'S WHAT THEY HAD TO SAY:

JOHN DILLON INSURANCE AGENCY IN WINSTON-SALEM: 
“Yes, as long as the roof is in good condition. Some repairs may be required. This is a fluid situation right now, as insurance companies are continually evaluating their business models due to recent disasters.”

STATE FARM IN CLEMMONS:
“As long as the roof is in good condition, State Farm will write a new policy. State Farm is more concerned about the quality of the roof than the age of the roof.”
– Brad Romine

WN IRELAND INSURANCE AGENCY IN YADKINVILLE:
“Erie is an A+ rated carrier with lots of great products. Right now, they will not write new insurance policies for a home with a roof older than 10 years. The age of the roof is something that all of our carriers are strict on right now. Erie will continue to evaluate the market and could adjust their guidelines in the future.”

HOMESERVICES INSURANCE:
“While some carriers we represent will not write a new policy with a roof over 10 or 15 years old, some carriers will, especially if the client is willing to bundle their homeowners and auto together. HomeServices Insurance currently represents about 6 carriers in North Carolina, including Travelers, which is our largest. As an example, Travelers will not currently write a new policy on a house with a roof over 10 years old in North Carolina. Underwriting guidelines have gotten much tighter over the past few years, and carriers have started imposing higher deductibles specifically on losses that predominantly affect roofs.”

BEST ADVICE FOR BUYERS:

Be aware of the age of the roof when writing an offer. Call your insurance agent immediately to discuss coverage options. Remember, the standard NC contract is as-is!

BEST ADVICE FOR SELLERS:

Limited insurance options might shrink your buyer pool. Make sure to address necessary challenges up front, and be prepared to replace the roof as necessary.
