What does “curb appeal” really mean and why is it so important?

I saw this picture yesterday, and it reminded me that growing up in Texas, you could tell your team’s loyalty by looking at your house numbers painted on the curb! Of course, as a lifelong TCU fan, this is the ultimate curb appeal for me!

But really, why do real estate professionals talk about curb appeal constantly? Why is it especially important this time of year? Are new pine needles and freshly planted flowers really going to sell your house for a premium price? The easy answer is no. Curb appeal is an overused term which should be replaced by “first impression”. Kind of like in The Bachelor, you only get one chance to get the most important “first impression” rose!

In addition, agents need to take pride in the homes they represent for sale. Make sure the pictures are amazing and help the seller stage the home and remove unwanted furniture and belongings.

A GREAT market shouldn’t allow the seller or the agent to be lazy. With outstanding pictures, buyers know before they walk in the door whether or not they are going to make an offer. Their visit to the home just confirms their “first impression”.

Buyers are willing to pay “2022 prices” for homes right now, but only if the presentation measures up!
