TAX VALUE
Amount that the county assesses the land and improvements for.
Easy answer is no.
In this market, thank goodness.
MARKET VALUE
How much a buyer is willing to pay for the land and improvements.
2023 tax bills come out in August, about a month earlier than normal. Maybe the county wants to give us more time to pay!
When pricing a home for sale, should I go by the tax value? No, Tax value does not equal market value. In most cases right now, if you price your home for the tax value, you will be leaving a lot of money on the table.
Let’s take a look at one of my rental properties. This home is centrally located near Myers Greenhouse. One of my favorite places, by the way!
For example…
2614 MID SALEM COURT IN MIDSALEM VILLAGE
The tax value of this property is $162,900.
Over the past 12 months, there have been 4 sales in Mid Salem Village selling for an average of $193 per square foot.
These sales would influence the market value of 2614 Mid Salem Court making the market value of this home $277,000.
Tax value does NOT equal market value, and please don’t call me asking for help to raise your tax value!
